In the event you plan to sell your property, it is imperative for you to view your property through the critical eyes of a buyer. What appears to be comfortable and lived in may be clutter to the buyer. When a property goes on the market it is competing with others, so the trick is to make your property stand out in condition and price.
Spruce Up the Outside
Make first impressions work to your advantage. “Curb appeal” impresses buyers. Be sure that the entryway is not in need of repair—refinish or paint the front door if necessary. Maybe a new doormat: Is the trash area neat and orderly? Are the lawns and shrubbery trimmed and neat? Flowerbeds weeded? Unattractive debris removed and out of sight? Perhaps a little work and a little touch up painting here and there can make the exterior more appealing.
Bright and Light Inside

Prioritize Baths and Kitchens
Attractive bathrooms and kitchens are key weapons in the battle to obtain top price. Bring them up to full potential. Clean grout around tile and caulk around the tub. Touch up nicks on woodwork and cabinets. Remove excess clutter from counters. Consider brightening darker rooms by giving ceilings a coat of paint. Fresh flowers and potpourri are always a nice touch.
Staging" Your Home
In the last few years, if you’ve been looking at any real estate at all, or just joined in on a few real estate conversations with buyers who were, you’ve probably heard quite a bit about the “perfect,” “charming,” or “perfectly charming” home that sold in record time with multiple offers far over the asking price.
Truthfully, a designer with a truck full of furniture and a very good eye for knowing what owners want probably created that perfect home in a matter of days.
In short, professionals staged the house with a keen eye toward the sale.
But every house is different. And while some homes may need a complete makeover, others might just need a little bit of help around the edges. In fact, it’s possible you can do everything your home needs to get ready yourself.
We would be more than happy to offer you our opinion as to exactly what, if anything, your home needs in the way of staging. If you decide you’d like to bring someone in to do the work, we can also provide you with the names of several “stagers” we work with frequently who can help you decide how much it may cost you to do the type of staging you want.
